The Grantors, Arcair Company, a Washington Corporation, and Bremerton
dustrial Park, Inc., a Washington Corporation, (hereinafter designated as
antors), for and in consideration of the sum of Ten ($10.00) Dollars and
her good and valuable consideration, does hereby convey and quit claim to
e City of Bremerton, a Municipal Corporation, (hereinafter designated as
antee), its successors and assigns, all of the Grantor's right, title and
terest in and to the following described property for public road purposes,
tuated in Section 21, Township 24 North, Range i East, Willamette Meridian,
tsap County, State of Washington, described as follows:
Beginning at a concrete monument at the North quarter corner
of said Section 21, said corner being on the North right of way
of County Road No. 150; thence along said North right of way
S 89046'48'' W 178.00 feet; thence leaving said right of way
S 0°13'12'' E 30.00 feet to a point on the South right of
way of said County Road No. 150, said point being the True
Point of Beginning; thence continuing S 0°13'12'' E 15.00 feet;
thence running 15 feet from and parallel to said South right
of way, N 89°46'48'' E to the Westerly right of way of Arsenal
Way (County Road No. 32); thence along said Westerly right
of way, N 40026'20'' W to the intersection of said westerly
right of way of Arsenal Way and said County Road No. 150
Southerly right of way; thence along said Southerly right of
way, S 89°46'48'' W 1208.32 feet to the True Point of Beginning.
AND ALSO, Beginning at the intersection of the centerline of
Arsenal Way with the centerline of First Street; thence
S 89046'48'' W 24.51', thence S 40026'20'' E 39.29' to the True
Point of Beginning; thence S 89°46'48'' W 13.10' thence south-
easterly parallel to the southwest right-of-way line of Arsenal
Way to the east line of the Northwest quarter of the Northeast
quarter of Section 21 T24N RiE W.M., thence N 0°34'22'' E to the
southwest right-of-way line of Arsenal Way; thence northwesterly
along said right-of-way line to the True point of Beginning.
AND ALSO, a road right of way 60 feet in width lying 30 feet on
each side of the following described centerline; Beginning at
a concrete monument at the North quarter corner of said Section
21, said corner being on the North right of way of County Road
No. 150; thence along said North right of way, S ~9°46'48'' W
94.90 feet; thence leaving said North right of way, S 0°13'
12" E 15.00 feet; thence S 0°23'10'' W 30.00 feet to the True
Point of Beginning of said centerline; thence running on the
centerline of the road commonly known as Kean Street, S 0°
23'10" W 229.00 feet; thence along the arc of a curve to
the left having a radious of 282.69 feet and a central angle
of 64058'24'' a distance of 320.57 feet; thence S 64°35'14''
E 740.89 feet; thence along the arc of a curve to the right
having a radius of 621.3~ feet and a central angle of 24°
52'06" a distance of 269.68 feet; thence S 39043'08" E
469.69 feet; thence along the arc of a curve to the right

central angle of 25°10'56~' a distance of 132.50
feet to the east line of the tract of land
conveyed to the Arcair Company by the U.S.A.
by Quit Claim Deed dated October 6, 1958 and
recorded in Volume 679, page 366 of deeds,
records of Kitsap County, Washington; thence
continuing along the said arc of 492.45 feet
radius, a distance of 83.93 feet to the end
of said centerline. EXCEPT THAT portion not
lying within the limits of said tract of land
conveyed to Arcair Company. ALSO EXCEPT THAT
portion conveyed to Puget Sound Power & Light
Company, a Washington Corporation, recorded
under Auditor's File No. 761546.
AND ALSO, a road right of way 60 feet in width
lying 30 feet on each side of the following
described centerline; Beginning at a concrete
monument at the North quarter corner of said
Section 21, said corner being on the North
right of way of County Road No. 150; thence
along said North right of way N 89046'48'' E
859.61 feet; thence leaving said North right
of way S 0°13'12'' E 45.00 feet to the True
Point of Beginning of said centerline; thence
running on the centerline of the road commonly
known as Wilkes Avenue, S 0°13'12" E 338.69
feet; thence along the arc of a curve to the
right with a radius of 263.74 feet and a cen-
tral angle of 25037'58" a distance of 117.99
feet; thence S 25024'46" W 334.20 feet to the
Northerly margin of the 60 foot right of way
described above along the centerline of Kean
Street. ALSO EXCEPT THAT portion conveyed to
Puget Sound Power & Light Company, a Washing-
ton Corporation, recorded under Auditor's File
No. 761546.
AND ALSO a road right of way 60 feet in width
lying 30 feet on each side of the following
described centerline; Beginning at a concrete
monument at the North quarter corner of said
Section 21, said corner being on the North right
of way of County Road No. 150; thence along said
North right of way N 89o46'48" E 356.59 feet;
thence leaving said North right of way S 0°13'12"
E 45.00 feet to the True Point of Beginning of
said centerline; thence running on the center-
line of the road commonly known as Niles Ave-
nue, S 0°13'12'' E 104.77 feet; thence along the
arc of a curve to the right with a radius of
2~3.74 feet and a central angle of 25°37'58''
a distance of 117.99 feet; thence S 25°24'46''
327.50 feet to the i~ortheriy margin of the
60 foot right of way as described above along
the centerline of Kean Street.
AND ALSO, there is hereby conveyed~a!l of the
existing sanitary sewer lines witCh'he above
described road right of ways for the uses and
purposes of sanitary sewer lines.
In addition thereto there is hereby quit claimed
and conveyed the existing sanitary sewer line
between the roads above described as along the
centerlines of Wilkes Avenue and Niles Avenue,
running along the centerline of the road com-
monly known as Houle Street described as fol-
lows: Beginning at a concrete monument at the
North quarter corner of said Section 21, said
corner being on the North right of way of
County Road No. 150; thence along said North
right of way N 89046'48" E 356.59 feet; thence
leaving said North right of way, S 0°13'12'' E
149.77 feet; thence along the arc of a curve
to the right with a radius of 263.74 feet and
a central angle of 25037'58'' a distance of
117.99 feet; thence S 25024'46'' W 177.50 feet
to the point of intersection of the centerline
of Niles Avenue and the centerline of Houle
Street, said point being the True Point of
Beginning; thence S 64°35'14" E 554.70 feet
to the intersection of the centerline of Houle
Street and the centerline of Wilkes Avenue,
also being the terminus of this description,
TOGETHER WITH an easement for the repair, maintenance and replace-
ment of said sanitary sewer along the course and for the distance
herein described.
And in addition thereto there is hereby quit claimed and
conveyed all of the existing water lines together with an easement
for maintenance repair and replacement where such water lines are not
located within the streets and avenues hereby conveyed, all within
the following described tract of property (hereinafter referred to
as the Bremerton Industrial Park) as follows:
Beginning at a concrete monument set in the
Northerly side of County Road No. 150 (30
feet wide), said monument also being set at
a common corner of the Southeast and South-
west Quarters of Section 16 and the Northeast
and Northwest Quarters of Section 21, Township
24 North, Range 1 East, Willamette Meridian,
running thence along the Northerly side of
said Road South 89°46'48'' West 178 feet to a
point; thence crossing said Road South 0°13'12"
East 30 feet to a point in the Southerly side
of said Road for the true point or place of
beginning; running thence South 0°13'12" East
15 feet to a concrete monument set in the
Southerly side of County Engineers Road Relo-
cation (60 feet wide); thence along the South-
erly side of said Road Relocation along the
arc of a curve to the right having a radius of
389.26 feet and a central angle of 27°49'18~
a distance of 189.02 feet to a concrete monu-
ment; thence South 89046'48'' West 305.61 feet
to a concrete monument; thence South 0o33'34''
West 1331.60 feet to a concrete monument;
thence North 89°~7'07" East 1329.90 feet to a
point; thence South 0o34'37'' West 292.92 feet
to a point; thence North 89°47'07' East, 20.00
feet; thence South 0o34'37'' West, 40.00 feet;
thence North 89°47'13' East, 645.28 feet to a
concrete monument; thence North 0o34'22'' East,
332.94 feet; thence North 2o55'27'' West, 491.80
feet; thence North 89°47'00" E 30.00 feet;
thence North 0o34'22'' East, 464.99 feet to a
concrete monument set in the Southwesterly side
of Arsenal Way (40 feet wide); thence along the
Southwesterly side of Arsenal Way North 66°11'20"
West 4.50 feet to a concrete monument; thence
continuing along the Southwesterly side of Ar-
senal Way North 40o26'20" West 452.44 feet to
a concrete monument set at the intersection of
the Southwesterly side of Arsenal Way with the
Southerly side of County Road No. 150; thence
along the Southerly side of said County Road
South 89°46'48" West 1208.32 feet to the true
point or place of beginning. ALSO EXCEPT THAT
portion conveyed to Puget Sound Power & Light
Company, a Washington Corporation, recorded
under Auditors File No. 761546.
As a consideration of this conveyance, the City of Bremerton
shall maintain the water line and sanitary sewer system hereby con-
veyed for the benefit of the tract of property previously referred
to as the Bremerton Industrial Park remaining after this conveyance;
and further shall maintain the whole width of sixty feet of the roads
and streets herein described as Wilkes Avenue, Kean Street and Niles
Avenue as oublic roads and further to maintain the width of fifteen
feet granted along County Road No. 150 as a oublic road.
As a further consideration, the Grantor does herewith waive
any rights of any nature which it may have for water or sanitary sewer
lines or the maintenance or repair thereof within the premises herein
described.
IN WITNESS WHEREOF, said corporations have caused this
instrument to be executed by their proper officers and their corporate
