Any defect in, or lien or encumbrance on, said title existing at the date hereof, not shown in Sched- ule B; or 3. Any defect in the execution of any instrument shown in item 3 of Schedule A, or priority, at the date hereof, over any such instrument, of any lien or encumbrance not shown in Schedule B; provided, however, the Company shall not be liable for any loss, damage or expense resulting from the refusal of any person to enter into, or perform, .any contract respecting the estate, lien or interest insured. The total liability is limited to the amount shown in Schedule A, exclusive of costs incurred by the Company as an incident to defense or settlement of claims hereunder.
