I have also attached a copies of my letters to Mr. and Mrs. Joe Rainier and Mr. and Mrs. Charles Laubach, together with copies of enclosures included with the letter to the Rainiers. You may already have copies of some or all of the enclosures. The letters are self-explanatory. As I explained in my letter to the Laubachs, Land Title sent the original policy of title insurance to Bremerton National Bank. They refused to send a copy of the title policy to our office without my first having to call National Bank of Bremerton and ask that they call Land Title and instruct them to send us a copy of the policy. I was just a little upset by this because we did actually close the transaction. At any rate, we can now close our files... I received a copy of the policy, pursuant to request, on September 13, 1994. The original policy was sent to National Bank of Bremerton by Land Title Escrow since they are the primary lienholder to the property. I would assume and hope that the National Bank of Bremerton and/or Land Title forwarded a copy of the policy to you, however I am sending a copy of the policy to you to be sure. Since our office closed this transaction, we should have been sent the final policy of title insurance to distribute the original to the National Bank of Bremerton and a copy to you, but Land Title's records showed that the bank initially ordered the preliminary title policy requesting that Land Title Escrow close the transaction between yourselves and the City. Even though the bank later decided that the City could close the transaction and Land Title Escrow did not close the transaction, Land Title did not have record of this so they did not the final policy of title insurance to the property to our office. Should you have any questions or concerns with regard to the enclosed copy of the final title policy, please do not hesitate to contact our office. Sincerely, R. ~R Legal~Assistant to IAN R.
