RE~1618 Cottman Avenue -Q~son/city'o~ Bremerton Transaction
The above-referenced real estate transaction has now been closed.
I have attached hereto the following documents for your information
and file:
1. Original Statutory Warranty Deed between Vera Olson, as her
separate property, and City of Bremerton, together with
corresponding 1% Excise Tax Affidavit;
2. Original Seller's Closing Statement;
3. Original Purchaser's Closing Statement; and
4. Residential Rental Agreement between Vera Olson and City of
Bremerton.
There was one underlying Real Estate Contract against the property.
The Commitment for Title Insurance showed that title to the
property was vested in George W. and Vivian L. Belcher.
Apparently, the property was deeded to Vern S. and Vera L. Olson,
by Statutory Warranty Deed, back in 1959 by Ellen S. Benbennick.
The Deed was never recorded. Ellen S. Benbennick passed away on
January 4, 1968, leaving her estate to the Belchers which is why
the Belchers were shown as having title to the property.
Mrs. Olson located the old Statutory Warranty Deed and had it
recorded on June 6, 1995, in order to give the City clear title to
the property. (See copy of Statutory Warranty Deed between
Ms. Benbennick and the Olsons attached).
Mrs. Olson has indicated that she will continue to occupy the
residence for two months (or less) following closing. Pursuant to
the Purchase Agreement entered into between Mrs. Olson and the
city, Mrs. Olson will not be charged rent for occupying the
residence for two months following date of closing, however, if
Mrs. Olson continues to occupy the residence after the two month
period, she will be charged a rental fee in the amount of $375.00
per month. Please see that the original Rental Agreement is routed
for signatures. Ian has already signed the Agreement.
You will note, in section 16 of the Rental Agreement, that Ian
requested a damage deposit from Mrs. Olson in the amount of
$300.00. Mrs. Olson was quite upset that she had to pay a damage
deposit for a house that she has lived in for some "50 years", as
she is on a "fixed income" and cannot afford to pay the $300.00.
· Celebrating 50 Years of Freedom ·
Kathleen McCluskey - Memorandum/Olson Closing
June 20, 1995
Page 2
Ian agreed to take a post-dated check from Mrs. Olson to be
deposited only if Mrs. Olson decides to stay in the residence after
the two month period - which Mrs. Olson indicates she does not plan
on doing. I have forwarded Mrs. 01son's post-dated check to Public
Works and Utilities to hold, with instructions to have the check
deposited should Mrs. Olson stay in the residence past the two
month period.
I will forward the title policy to you after we receive the same
from Land Title.
Please let me know if you have any questions. Sorry for the
lengthy memo.
