A reason for concern could be the potential increase in lateral loads for the upper story, for which the resistance to lateral load is provided by timber framed plywood shear walls. I have performed calculations to determine the impact on design lateral loads for the building due to the increased weight with the addition of the veneer. The results of my calculations are summarized as follows: The design of the existing building is governed by wind (calculated wind forces are stronger than seismic forces). With the proposed veneer, we are increasing the building weight but not the area exposed to wind, so that the wind forces remain the same, while the seismic forces are increased. The lateral load design of the proposed renovated building is governed by the seismic force. For the upper story, the increase in lateral load from the total wind load force of the existing building to the total design seismic force of the renovated building is only 2%. The small increase is therefore negligible and there is no need to re-design the building. The total seismic weight tributary to the roof diaphragm and upper story walls increases, due to the veneer, in approximately 10%, from 156 Kips to 172 Kips. The seismic load increases by 10% accordingly. Should you have any questions, please call. ~ Yours Sincerely, Exterior Research & Design, LLC. Building Science and Envelope Consultants Clemens J.
