Based on your proposal, the following is a summary of the major points discussed at the pre-submittal meeting held Wednesday, November 18, 2009. Land Use: 1. The property is zoned Industrial (I). The Industrial zone development standards are: a. Front yard setback 10' b. Side yard setback 0' c. Rear yard setback 0' 2. Short Subdivisions are reviewed pursuant to BMC 20.12 and processed as a Type II Director Decision a. 14-day comment period b. 14-day appeal period c. Short Plats must be prepared by a Washington State licensed land surveyor d. Short Subdivisions are a two step process (Preliminary and Final). e. Building envelopes are required for each newly created lot f. A Title Report is required with the Preliminary submittal 3. All driveways and areas used for loading,parking, and maneuvering motorized vehicles shall have a paved surface pursuant to BMC 20.48. With the subdivision, please provide a parking analysis which shows that the subdivision will not create non-conforming parking situation for either lot. These parking spaces must be shown on the plat map. Pursuant to BMC 20.48 the use of"wholesale establishment/warehouse, trucking and freight terminal" requires 1 per 2,000 square feet of gross floor area up to 20,000 square feet, plus 1 per 2,500 square feet gross floor area 20,001 to 100,000 square feet. Creation of property lines shall not place a building in a nonconforming status with the Building Codes. Building walls within 30 feet of a property line will be evaluated for fire separation distance in accordance with Chapters 6 and 7 of the International Building Code. Fire walls,protected openings, or limited number of openings may be required depending on the distance from the new property line. To contact the Building Division call Jeannie Vaughn, (360) 473-5212. Engineering Department: 1. Frontage Improvements are required pursuant to BMC 11.12.110. Frontage Improvements including curb, gutter, sidewalk,planter strip and public street lighting are required. Right-of-way dedication or slope easements could potentially be required to accommodate the required improvements. 2. Easement for ingress egress and utilities will be required. 3. Each parcel is required to have separate water and sewer services pursuant to BMC Title 15. Shared sewer and water hookup are not permitted in the City of Bremerton on all new development projects. Life Safety and Fire Protection systems shall comply with: International Fire Code (IFC) with Appendix International Building Code (IBC) National Fire Protection Association (NFPA) Bremerton Municipal Code (BMC) Bremerton Roadway Standards Bremerton Municipal Utilities Copies of ordinances can be found on the cities website at www.ci.bremerton.wa.us. The inspection retains the right to make requirements not addressed during plan review. In many cases the plan reviewer is not given adequate information to address all issues. The onsite inspection allows for a true representation of the project. All projects are required to have fire extinguishers unless exempt by the installation of a fire sprinkler system with quick response heads. 2. As the Fire Marshall was not present at the meeting,please feel free to contact the Fire Marshal to directly discuss your proposal.
