As such, with this anticipated occupancy, the current restrooms at both ends of the building are more than adequate for the needs of our personnel. The ratio of employees to restrooms is commensurate with the same level of service provided at our other facilities in Norfolk, Virginia. Since taking occupancy of this property as your tenant,we are very pleased with the accomodations the property has and those we plan to develop jointly with your company. I need FPH Construction's full attention to help us complete the planned tenant improvements as soon as possible so we can make both the warehouse and production shop fully operational. The building is a concrete tilt-up building with 'Berkley Panel' wood roof framing. Height to the underside of the roof deck within the space is up to 28 feet. The space is to be used for storage of parts and related equipment for servicing aircraft carriers. These commodities are stored in single and double row racks with aisle widths of greater than 8 feet. The racks had two levels of solid plywood shelves and the top shelf was at approximately 10'. At the time of my walk through there was a very limited amount of storage in the racks with a few items stored at about 12 feet. The commodity appears to be primarily metal products in cardboard or wooden containers. There was a small amount of personal protective gear such as safety glasses, Hard hats, vests and earplugs. There were 10 to 15 fiberglass ladders located along the north wall. There was also one storage bin of about 100 gallons that was exposed unexpanded plastic. Some commodity was on wooden pallets. No idle pallet storage was seen in the space. The building is protected with two dry pipe sprinkler systems. The systems are looped with a 6" main. 2' branch lines spaced at a maximum of 10 feet on center come off the main and feed sprinklers that are 8 feet on center. The sprinklers are 286F upright K-8.0 heads on 1" stub ups. The system valves are 6" dry pipe valves and 6" OS&Y gate valves located in a heated enclosure in the space and are fed from an 8" riser manifold. No hydraulic calculation tags were seen on the risers. The manifold is fed by 8" underground. The underground is fed by a fire pump that feeds both the building in question and the adjacent building to the north. The pump takes suction through a 10" underground line that is fed from a minimum 12" Bremerton Water line on the west side that comes off the Bremerton Water 440 zone tank. The size of the fire pump and boost of the Peerless fire pump were not legible from the identification plates on the pump unit. I was able to get the serial number of the pump unit and the motor and contacted the local Peerless pump representative. They were able to determine that pump unit was either a 1000 or a 1500 gpm pump. If listed as a 1000 gpm unit the pressure boost would be 71 psi. If listed as a 1500 gpm unit the pressure boost would be 60 psi. The static water pressure at the site is expected to be 30 to 35 psi with adequate flow, 1500 gpm at 20psi, to feed the fire pump. TEL:(253)926.2290 ail FAX:(253)922.6150 Protection of Commodity From the observations of the storage that are noted above the commodity stored is primarily Class 1 & Class 2 in cardboard and wooden crates on pallets. There is a limited amount of Commodity Class 3, 4 and Group A plastics in the space. The existing racks and solid shelving are to be removed and replaced with racks having wire shelving that will meet the NFPA 13 definition of open shelf racking. Maximum height of storage within the racks is to be limited to 12'. These changes are the basis for the following hydraulic calculations and conclusions. Hydraulic Calculations Using the expected flow of the fire pump and the water available from Bremerton Water we were able to do some preliminary hydraulic calculations for the fire sprinklers in the building and those are attached with this letter. Two calculations were run for the more remote eastern system in the space. The first calculation was to protect non high piled storage to 12' with an Ordinary Hazard Group 2 density of .20 gpm /SF applied over a most remote 1950SF plus 250 gpm hose demand within the General Dynamic Space. (The density applied was actually .26 gpm/SF due to a minimum 7 psi end head pressure requirement.) This calculation shows a 77 psi buffer under the available water supply. The second calculation is to see if the existing system could protect 20' storage of Class 1 —4 commodities in the single and double row racks with a density of.495 gpm /SF applied over a most remote 2600 SF area plus 500 gpm hose demand. The calculation shows the density can be supplied while still leaving a 10 psi buffer under the available water supply using the existing heads. Conclusions The existing dry systems in the building are adequate to protect the non high piled storage in the space when the new open shelf racks are installed. (Note: The flow and pressure demands are close to being supplied by city water without the fire pump.) In the future if high piled storage is desired we would recommend that, although it appears that the density requirements could be met with the existing heads, that the existing K-8.0 heads be replaced with K-11.2 or above to comply with NFPA 13 requirements for densities above .34 gpm /SF. Would also recommend that the fire pump be flow tested to verify the flows and pressures that would be needed for high piled storage are available. Commodities to be stored inside will be items for U.S. Navy ship board repair, modernization, and alteration. Consisting of Low Smoke Electric Cable, switches, panels, boxes, and components . Pipe, valves and fittings (bronze, copper-nickel, steel, and stainless steel) . Plate, sheet, and shape structural steel, aluminum, stainless steel, galvanized steel. Consumable items as welding supplies (rods, wire, grinding/cutting/sanding wheels) , cleaning supplies, rags, personal protection gear (ear plugs, safety glasses, respirators, face shields, gloves) , spray lubricants, spray paint, (stored in Flammables Storage Locker) . Electrical and pneumatic tools and hand tools will be store in original packaging. The quantities of all these items would be dictated by the company work load. As a U.S. Navy Ship Repair Company in support of our customer the work load fluctuates from day-to day. Our own review ion what is proposed to be stored in the warehouse it appears to of two general categories: 1) Construction supplies and materials like paper rolls, metal parts, tools in commercial packaging, and received parts of items to be incorporated into the ship. 2) Materials removed from the ship or materials to be installed into the ship usually have stringent flame spread and smoke developed criteria as the installed products are in confined spaces. These spaces have tighter specifications than commercial building materials. Reviewing Chapter 32 of the IFC12 and with the usage noted of the warehouse the temporary storage materials would fall into Class III. Class III includes lumber, paper in boxes or tight rolls, as well as materials in Classes I and II. It should be agreed to that no foam plastics or similar combustibles above say 200 Cubic feet (three pallets 4' cubes) will not be stored in the warehouse. With that it appears that Class Ill is an appropriate classification for the warehouse portion. Please call if there are any questions or concerns. 6,, of wary, l N C '11 '4. Box 699 Tracyton, Washington 98393-0699 City of Bremerton, DCD Phone & FAX(360) 377-1026 FPH Construction March 21, 2015 109 Olding Road, Suite 200 Bremerton, WA 98312 ATTN: Kerry Chamberlin RE: 6000 Werner Road Tenant Improvements Bremerton, WA At your request I have prepared the TI drawings for the attached project. This included review of the structure for the new interior wall, the new mechanical, and the two penetrations of the Tilt up walls. Above the mandoar on the south side will be a 24" square opening. This is located above the head reinforcing anticipated and between the jambs of the door so the design strength is not impaired. Also on the west elevation is a 12" cored penetration, this will cause the loss of a single bar if the wall reinforcing is spaced at 12" oc, which the calculations anticipate. Across an 8 foot section of the wall this penetration does reduce the performance below the required level. The welding hood has a weight of about 400 pounds and the ductwork & fans another 300 pounds. Spreading this load across 8 joists imparts less than 100 pounds per joist, which is within the design collateral load. Calculations include the jamb of the interior 16' x 16' door. Please call if there are any questions or concerns. , ,- "Alli tiliteib' ,.....--"- _. x, / lF, of ttV „1 3-21-15 John G.
