I have recently made an acceptable offer to purchase a commercial property
that is zoned Professional Office. The property is located at 1231 Campbell
Way, in East Bremerton and currently has a 1,680 square foot; two story
residence on the property (last used as a cafe). This residence is scheduled
for a home inspection tomorrow. If the home is found to be structurally
sound, I would prefer to have the property fmanced as a residence with a
primary goal of using the property to build a ballroom dance studio next to
the house within two years. My business, Soundview Ballroom, currently
operates from a leased building in Port Orchard and is two years old.
Faxed with this letter you will find a site plan of the property today and a
preliminary site plan of my intended use of the property as a commercial
property first and a residence second. (Although I will have to obtain
fmancing to live in the house before I can build my dance studio). I feel that
after six months of property shopping, this parcel offers me the highest and
best use for my needs.
If this property proves to be feasible, I will look forward to working with
you and Bremerton' s planning department.

Mr. Jensen stated that his goal is to tear garage down and build dance studio with
remaining for parking. The studio will be used for private dance classes, with a dance
open to the public once a week.
James had Mr. Jensen clarify location on map for zoning determination - (SMU) Shoreline
Mixed Use. James went on to explain about the zoning code and the Shoreline Master
Program. In the SMU zone "Dance Halls" are not allowed. James stated that he
investigated further and "Private Education Facilities are not allowed either in this zone.
Mr. Jensen stated since it was private dance classes that it would be allowed under code
as a recreational facility.
James explained about shoreline issues and view corridor requirements and regulations.
It was determined that Mr. Jensen's existing home was single story.
Mr. Jensen stated that he did not think that the new structure would exceed 20ft in
height.
James explained about 25/0 view corridor if under 20ft.

James stated that the biggest hurdle will be the intended use.
James explained setback regulations for the new building, retaining wall/bulkhead this
project. James also explained size of landscaping area and path and may need SMP
application and SEPA checklist.
Paul stated that project would require a Right of Way Vacation to increase the parking
area. Project would also require approved storm drain system, erosion control, engineered
site plan to include grading driveway approaches and frontage improvements agreement
required for future sidewalk, and storm conveyance. (see attached)
James explained parking requirements for this project. A 20 ft. setback would be required.
At least 21 parking spaces - 1 double wide 16 X 20 ft. and (1) 13 X 20 ft. barrier free
spaces. Remaining spaces only required to be 8 Yz ft. X 18 ft.
Janet suggested that both barrier free spaces be placed together - can share common
space.
James stated that landscape setback is 5 ft. Trees can used in view corridor.
Landscaping can not create any erosion problems.
Scott provided the fire department concerns (see attached).
James provided Mr. Jensen with a coPy of the lot requirements.
Larry stated that a 1 hour separation wall would be required between structures. Larry
did not have any other issues at this time.
Earl had no issues at this time.
