July 2008 South Sound Geotechnical Consulting March 17, 2015 Cascade Living Group 19119 Northcreek Parkway, Suite 102 Bothell, WA 98011 Attention: Mr. Thomas Stanley Subject: Geotechnical Engineering Report Rockery Modifications Assisted Living Facilities — Pine Road NE Bremerton, Washington SSGC Project No. 150 Dear Mr. Stanley: ti APR Z p Z015 ural L1s M City of Bremerton, DCD South Sound Geotechnical Consulting (SSGC) has completed our design for rockery modifications for the planned access way (cart path) that will connect the Willows, Ashley Gardens and Albright assisted living facilities in Bremerton, Washington. PROJECT INFORMATION The planned cart path alignment is in a landscaped (yard) area between the buildings on the Ashley Gardens property. A rockery separates the lower elevated Willows parking lot (southern terminus of access way) from the higher elevated yard area on the Ashley Gardens property. A portion the existing rockery would need to be removed for to allow for excavation and construction and re -grading for the cart path. We understand that the entire rockery will be removed and replaced as distress has been observed in other portions. Surface soils on the site are mapped as Quaternary glacial outwash on the Washington State DNR GeoMap NW website. Outwash soils are generally described as sand and gravel with variable silt. Also mapped near the property is Quaternary glacial till. Glacial till is stratigraphically below the outwash and is typically a dense deposit comprised of principally silt, sand, and gravel. CONSTRUCTION CONSIDERATIONS Construction of rockeries is heavily influenced by the means and methods of the contractor performing the repairs. Adjacent portions to the new path area will likely require dismantling or removal of some rocks to create as uniform and stable of a facing as possible between the repaired area and unaffected portions, and to limit joints. However, it is also important to minimize disturbance of unaffected portions of the rockery to the degree possible. We recommend that only a contractor with experience in rockery construction performs the work. P.O. Box 39500, Lakewood, WA 98496 (253) 973-0515 Rockery Modifications SSGC Assisted Living Facilities Bremerton, Washington SSGC Project No. 15031 March 17, 2015 DESIGN RECOMMENDATIONS Design recommendations provided below are for new rockeries at the facility. The rockery detail on Sheet 5 of the "Cascade Joint Driveway ", dated July 12, 2014 plans (Sheets 1 — 5) by APEX Engineering is considered acceptable standard of practice for rockery construction. Our design is based on a maximum exposed rockery height of 8 feet. Subgrade Preparation ■ Subgrades for base rocks of the rockery should consist of firm, undisturbed native glacial soils (outwash or till). ■ Excavations should extend deep enough to allow a minimum embedment depth of 2 feet for the base rocks. ■ Prior to rock placement, foundation soils should be compacted to a minimum of 95 percent of the maximum dry density per the ASTM D 1557 test method. Any foundation soils that are soft, disturbed or found to be unsuitable should be removed and replaced with compacted structural fill. ■ Base rocks should have full contact with the foundation soils. If necessary, the excavation should be shaped to fit the rocks. Rocks may be dropped to shape the ground provided the rocks do not crack. Cracked rocks should be replaced and the foundation soils re -graded to fit the replacement rock. Rock Material ■ Rocks should be hard, angular, and durable and resist physical, climatic, and chemical decomposition. Rocks should be roughly rectangular, tabular, or cubic in shape; rounded rocks and cobbles should not be used. The rocks should consist of intact blocks without open fractures, foliation, or other planes of weakness. Rock Placement ■ Rocks should be placed so there are no continuous joint planes in either the vertical or lateral direction. ■ To the extent possible, rocks should be placed so that the rock shall bear on at least 2 rocks below it. Rocks should be oriented so that flat surface contact points between adjacent rocks are maximized. Point-to-point contact between adjacent rocks should be 2 Rockery Modifications Assisted Living Facilities Bremerton, Washington SSGC Project No. 15031 March 17, 2015 SSGC minimized. Each rock in a course should be arranged so that the natural irregularities in the rocks key the rocks together and so that the courses are keyed together. Rocks should increase in size from the top of the wall to the bottom at a uniform rate. The base of the repaired rockery area should be a minimum of 4 feet wide, with a finished width at the top of about 3 feet. The base can consist of more than one rock provided rocks are of equivalent size and form a level surface (or slight backslope) for subsequent rock courses. General rock sizes, as referenced from the top of the wall, should be as follows: Depth from Top of Wall (feet) Minimum Rock Size at Depth from Top of Wall 0-2 Two Man 2-5 Three Man 5-10 Four to Five Man ■ Rocks at the top of the wall should be Two Man or larger. Where voids larger than 6 -inches are present, chinking rock should be keyed between the rocks to fill the void. Voids larger than 1 foot should not be allowed unless approved by engineer. Chinking rock should have a minimum 4 inch average dimension. ■ Backfill for the rock wall should be shot rock or material that conforms to Section 9- 03.12(2) "Gravel Backfill for Walls" in the 2014 WSDOT (M41-10) manual. It should be placed behind each rock course and tamped to a stable condition prior to placing rocks for the next successive course. Drainage Although rockeries can be considered fairly porous, drainage should be provided behind the rockery to further reduce the potential for hydrostatic pressure developing against the rockery. We recommend that a minimum 6 -inch diameter perforated plastic drain line is installed behind the base rocks. The invert of the drain line should be placed near the base of the lowest rock. The drain line should be sloped to provide positive flow to an approved discharge or storm drain receptor. The drain line should be encased in a minimum 18 -inch wide zone of clean, free -draining granular material having less than 5 percent passing the No. 200 sieve or meeting the requirements of Section 9-03.12(4) "Gravel Backfill for Drains" in the 2014 WSDOT (M41-10) manual, or as approved by the engineer. This drainage zone should be wrapped in filter fabric to limit the potential for siltation. Rockery Modifications SSGC Assisted Living Facilities Bremerton, Washington SSGC Project No. 15031 March 17, 2015 REPORT CONDITIONS This report has been prepared for the exclusive use of Cascade Living Group for specific application to the rockery modifications discussed and has been prepared in accordance with generally accepted geotechnical engineering practices in the area. No warranties, either express or implied, are intended or made. Rockery design and recommendations contained in this report are based on surface conditions observed in our visit to the site as well as rockery height and information provided by others. Should site conditions at the time of construction vary from those discussed, the conclusions and recommendations contained herein shall not be considered valid unless SSGC reviews the new/revised information and either verifies or modifies the conclusions in writing. Additional geotechnical evaluations may be warranted depending -on unknown subsurface conditions present at the time of construction. This report does not address the condition of the remaining rockery, or other geotechnical/soil related issues that may affect the future performance of the rockeries on the site. This report does not reflect variations that may occur across the rockery footprint or due to the modifying effects of weather, time, or other activities completed on the site. The nature and extent of such variations may not become evident until later. If variations appear, we should be immediately notified so that Further evaluation and supplemental evaluations can be completed. We appreciate the opportunity to work with you on this project. Please contact us if we can be of further assistance. Respectfully, South Sound Geotechnical Consulting Timothy 'H. Roberts, P.E., R.G.
