PARKING LEASE AGREEMENT
THIS PARKING LEASE AGREEMENT entered into by and between the CITY of
BREM~.RTON, a municipal corporation organized and existing under the laws of the State of
Washington, (hereinafter referred to as the "Lessor"), and DOCTORS CLINIC (hereinafter
referred to as the "Lessee").
WITNESSETH:
1. PREMISES: Lessor is the legal owner of the Municipal Parking Garage located
at 451 Washington.
The Lessor hereby leases to Lessee and the Lessee hereby leases fi.om the Lessor 75
parking spaces in the Municipal Parking Garage for the uses and purposes described herein.
2. USES AND PURPOSES OF LESSEE: Lessee shall have the use of the
premises for the purpose of parking motor vehicle(s) in t~e seventy-five (75) spaces. Such
vehicles shall be parked one vehicle per space and such vehicle(s) shall be parked entirely within
the parking space leased.
Notwithstanding any other provision herein, the Lessee shall not enter into any other
· ablease oftbe premises or any portion thereof or any assignment of any interest in this
Agreement whether long or short te~m in nature, or engage in any a~tivity with respect to or on
the premises other than the express use(s) and purpose~s) stipulated herein, without obtaining the
prior written authorization therefore fi.om the Lessor.
3. TERbI: The term of this lease shall be for a period often (]0) years from the date
of execution of this Agreement. However, Lessee shall have the option to terminate the ]ease at
the end of seven years with ninety (90) days written notice to the Lessor.

4. COMPENSATION: Lessee shall make payment to Lessor monthly in advance
before the f~t day of each month as follows:
Years 1 and2 $20.00 per space
Years 3 and 4 $25.00 ~ space
Years 5 - 10 Mm'ket rate as determined by survey of the local market less
25%
The actual number of spaces leased may fluctuate, however if it is reduced by 10% or
more in years 1-4 the rate for the remaining spaces will increase by the same rate as the
percentage reduced, however not to exceed market rate less 25%.
$. NOTICES: All notices and payments to be given by either of the parties hereto to
the other party shall be in writing and may either be delivered personally or may be deposited in
the United States Mail, postage prepaid, as either certified or regular mail addressed as specified
below.

6. RELATIONSHIP: In no event shall the Lessor be construed, or held to have
become in any way or for any purpose a partner, associate or joint venturer of the Lessee or any
party associated with the Lessee in the conduct of the Lessee's business or otherwise.
7. MI-qCELLANEOUS: This Agreement constitutes the entire agreement and
understanding of the parties, and supersedes all other agreements. There are no representations
or understandings of any kind not set forth herein. Any amendments to this A~renment must be in
writing and executed by both parties.
