SUMMARY:The City and Community Theatre, Inc. entered into a Lease Agreement for the
operation and maintenance of the Bremerton Community Theatre effective January 1, 2003 through
December 31, 2012.A new lease was executed on January 26, 2009, allowing the Lessee to add to
the building and providedan expiration date of December 31, 2028. The First Amendment to
Community Theatre Lease was executed on September 22, 2015 and provides that the Lesseeshall
have the option of extending the term of the Lease to December 31, 2045, upon written notice to the
Lessor within one hundred eighty (180) days of completing improvements to the Theatre pursuant to
the terms of the $325,000 C. Keith Birkenfeld Grant. The Lessee intends to exercise its option to
extend the Lease to December 31, 2045.

RECOMMENDED MOTION:
Move to approve the Exercise of Option by Bremerton Community Theatre, Inc. to Extend Lease of
the Bremerton Community Theatre to December 31, 2045;and authorize the Mayor to finalize and
execute the agreement with substantially the same terms and conditions as presented.
