Consent Agreement to Sublease Site at COUNCIL MEETING Date: December 18, 2019

SUMMARY: The City of Bremerton has a long-term land lease agreement with American Tower for
the land commonly known as site 310495 Alexander Lake South. Section 10.D of this agreement
includes a rent sharing of 50% for the City of Bremerton on any sublease agreements that American
Tower enters. American Tower would like to sublease space on their Tower to Google LLC for the
amount of$1100 monthly with a 3% annual increase for an initial term of 5 years with three, 5-year
renewal periods. As this arrangement is beneficial to all parties, the City would like to consent to this
agreement.

FISCAL IMPACTS (Include Budgeted Amount): Sublease split with American Tower results in
annual revenue of an additional $6,600 with a 20-year Gross Rent Potential of$135,831.

RECOMMENDED MOTION:
Move to approve the consent agreement for the communication site on parcel 292401-2-002-2008
with American Tower authorizing the sublease of Tower space to Google LLC; and authorize the
Mayor to finalize and execute the agreement with substantially the same terms and conditions as
presented.
