It is under this provision of the Zoning Ordinance that P.H.D. developed the 53 -unit complex south of the subject site. The proposed project (see attached site plan) is for two 2 -story structures. One would contain 12 one bedroom units. The second would contain 8 two bedroom units. The site has two 'distinct topographic units. The western side is steep with slopes exceeding 25%; the eastern side is less steep with characteristic slopes of 6%. All construction including roads will take place on the eastern half of the site. Thev'estern or steeper area will be left in its natural state. Thirty-one parking spacesi would be provided for the 20 units. This development would access to Sheridan Road through the Bayview East I development. . The Bayview East I multi -family development to the south contains 9 units per acre, as is proposed for the subject Bayview East II project.
