STATUTORY WARRANTY DEED
Project: Warren Avenue (SR 303) and 11 ` Street Intersection Improvements — PP#3-00004
The Grantor, Robert S. Blevins, Jr., a single person, for and in consideration of the sum of
Ten and NO/100 ($10.00) Dollars, and other valuable consideration, receipt of which is hereby
acknowledged, conveys and warrants to the CITY OF BREMERTON, a Washington municipal
corporation, and its successors and assigns, under the imminent threat of the Grantee's exercise of
its rights of Eminent Domain, the following described real property situated in Kitsap County,
Washington:
Per Exhibit A attached hereto and made a part hereof by this reference.
To have and to hold the above described real properry forever.
It is understood and agreed that the delivery of this deed is hereby tendered and that the
terms and obligations hereof shall not become binding upon the City of Bremerton unless and until
accepted and approved hereon in writing for the City of Bremerton by the Director of Public Works &

That portion of the following described Tract "A" lying easterly of the line described in Tract

The north 40 feet of Lot 1, Tract 8, Warren Smith's Acre Tracts, according to the plat
recorded in Volume 2 of plats, Page 51, records of Kitsap County, Washington;
EXCEPT the East 15 feet conveyed to the City of Bremerton for Warren Avenue.
Tract "B"
Beginning at a monument in case at the intersection of Warren Avenue and 11 Street,
being N 88°25'05" W 665.47 feet of the east quarter corner of Section 14, Township 24
North, Range 1 East, W.M., situate in the City of Bremerton, Kitsap County, Washington;
Thence along the centerline of said Warren Avenue N 01 °04'38" E 180.26 feet to an existing
monument in case;
Thence continuing along said centerline N01 °04'38" E 25.00 feet to the intersection with 12
Street;
Thence along the centerline of said 12 Street, N 88°20'16" W 60.00 feet; Thence leaving
said centerline, N 01 °04'38" E 15.00 feet to the north right of way of said 12 Street and the
True Point of Beginning;
Thence continuing N 01 °04'38" E 149.62 feet to the south line of the Plat of L.E. Hunton's
First Addition to Bremerton, as recorded in Volume 3 of plats, Page 42, Records of Kitsap
County, Washington;
Thence N 42°51'50" E 45 feet to the north line of Lot 22 of said Plat of L.E. Hunton's First
Addition, also being a point on the westerly right of way of Warren Avenue, and the terminus.
