BB04-00897, 00898, 00899 & 00900) Dear Mr. Niehus, You should be aware that landscaping plans are required before the Department of Community Development can approve building permits in the Tricom Subdivision. This was a condition of plat approval and can be found recorded on sheet 2 of the final plat. Specifically, the plat says: "Property owner(s) shall provide a landscape plan for review and approval by the director of community development prior to the issuance of a building permit. This landscape plan shall include landscaping, which includes shrubs or trees, or a combination of shrubs and trees, which will provide a visual separation between the multi-family uses on the surrounding properties and the single-family uses of properties within this subdivision. The landscaping plan shall be drawn to scale and shall indicate existing property lines, fences and other structures. The proposed planting should be identified by common name, caliper and size and provision that all trees, shrubs and other landscaping shall be maintained in a healthy growing condition and the planting area shall be maintained reasonably free of weeds and trash. All subsequent property owners of lots in this subdivision will be bound by the terms of the landscaping plan. JJ In order for us to comply with the conditions of the plat, building permits cannot be issued until landscaping plans that meet the above terms are received and approved. At this time, your building permits are on hold pending your submittal of landscaping plans for each permit. Please note that landscaping plans are required for us to issue the permits, but the installation or bonding for landscaping can be done prior to finalizing each permit.
