After reviewing the situation and discussing it with Chris, I have determined that the following is an
appropriate resolution of the above referenced code enforcement situation and I have called Mr.
Broussard and advised him of the following:
He will need to submit a current application for Building Permit for the subject garage, which I believe
measures 40' by 24'< If we have plans and a site plan on file, he need not resubmit those except whatever
information is necessary to demonstrate that the garage meets current code requirements. He will also
need to submit an engineering report that he has obtained indicating that the structure is built to current
code requirements, including the footings and foundation. He will pay only the Plan Check fee which is
$236.11.
We will need to set up an inspection so Robert or Larry can visit the site and verify that it is built to code.
Once that is confirmed (by the Engineering Report and our inspection), we will final the permit and initiate
whatever action is necessary to remove the Notice to Title that has been recorded. (Janet will coordinate
that aspect).
Please keep me informed about this matter. We need to be very clear in our communication regarding
this matter.

On July 18,2003 as requested by Mr. Robert Broussard, Kitsap Consulting Engineer
visited the site at 1973 Cook Lane - south east of Kitsap Lake. The garage--apQLoxirnate
dimension is 40 feet wide, 24 feet deep and 8 feet high. Roof system consists of pre-
engineer trusses (4 to 12 slope) with OSB (orientated strand board) sheathing and'
composition roof. No hold-downs are provided at the end of brace wall panel. The
inspection was performed visually and no special equipments were used

Scope of Work
The scope of work is to investigate the existing garage structure due to wind or earthquake
according to the 1997 UBC (Uniform Building Code), and to provide report of findings and
recommendations.
Report of Findings and Recommendations
. Brace Wall System
Findina: .
1. Mudsill bolts are not provided according 1997 UBC (Uniform Building Code).
2. Brace wall panel on the right front of the building does not meet the prescriptive method
The joists (open web truss with top cord bearing) space at 24" on center with max span
about 21 feet and 6 inches.
3. Stud supporting double top plate splice at back of garage is bending
Recommendations:
1. Provide mudsill bolt - 1/2 inch by 4 inch embedment expansion bolt at each end of
mudsill, within one foot from each end. Minimum there should be 2 bolts per mudsill
and maximum spacing of the bolt is 6 feet max. Apply to mudsill at left, rear, right and
interior wall.
2. Provide expansion bolt at 2 feet on center at the front wall mudsill - see attached
drawing. Nail corner wall with 10d box at 6" on center - see attached drawing.
3. Provide blocking, 2 rows, between the studs - see attached drawing.

The report above has been prepared for the exclusive use of Mr. Robber Broussard and
their agent for use in this specific project.
Kitsap Consulting Engineer, Inc. reviews the garage structure in order to comply with the
1997 Uniform Building Code Lateral Force. Other elements of structure not part of the
lateral system are review by others.
The recommendations are not intended to direct a contractor's method, techniques,
sequences, or procedures except as specifically described in this report for consideration in
design. Report any discrepancy to the engineer.
Within the limitation of scope, schedule and budget for this work, it is warranted that the
recommendations noted above are according to general standard practice in this area at
the time this report was made.
