REFERENCE:
Bremerton Zoning Ordinance Chapter IV, Section 4:
C. Accessory uses or structures shall be determined by the definition
of "Structure, Accessory" In Chapter III, the designation "AC" in the
Land Use Tables of Chapter V, or by the Director. Typical
accessory uses and structures include the following:
1. Residential: Garage, carport, tennis court, swimming
pool/spa, woodshed, shop, storage shed, greenhouse, and
gazebo.

Chapter III: Bremerton Zoning Ordinance:
Accessory Structure: A structure which Is incidental and subordinate to a
principal structure and which is customarily found in connection with the permitted
principal structure and located on the same lot. (Bremerton Zoning Ordinance)

Homeowners often desire or need one or more ~ccessory structures to house their
automobiles, recreational vehicles, garden tools, fire wood, etc., or to serve as a
greenhouse, workshop, playhouse or other function. In most cases, these structures are
"typical"; I.e., of a size, shape and design commonly found In the same or similar
neighborhood, and are clearly incidental and subordinate to the primary residential use
of the property and Its residential structure.

Occasionally, someone proposes an accessory structure that Is clearly not typical, that
Is out-ot-proportlon, and that may cause problems within the neighborhood. Such
structures need to be evaluated and should not. be permItted simply because the
designer placed the label .accessory structure. on the plans.
There Is a gray area between what is' clearly and customarily an accessory garage, shop,
woodshed, etc., and what is not. Since there are no specific measurable parameters built
Into the Zoning Ordinance, an Interpretation must be made. The Interpretation must be
based on terms that are defined In the Ordinance and the normal and customary
meanings ot terms not defined therein.

Structures that are clearly Incidental and subordinate to a primary residential structure
and customarily found In connection with that use are often necessary or desirable and
will be permitted, provIded they meet all site development and other applicable code
requirements. The tollowlng steps will assist In making that determination:
1. The torms customary, Incidental, and subordinate, as doflned abovo, shall bo
addressed In determining whether or not a structure can be permitted as) an
accessory structure.

Since the greatest potential for an adverse Impact will be within the Immediate
neighborhood (In most cases), a review of the neighborhood setting should be
made to determine whether or not the proposed structure Is of the general type,
slzo or charactor .customarlly found. In tho surrounding aroa.

Residential garages larger than necessary to accommodate two or three cars are
not customary In most residential areas. Larger structures fall Into the
.warehouse. category, which Is not a permitted use In residential neighborhoods.
The desire to provide an Indoor facility for the keoplng ot large vehicles or
equipment, such as recreational vehicles, boats, commercial vehicles, farm
equipment, etc., may not be customary In most neighborhoods and Is not
considered a .rlght..
Architectural design of the structure, Including types of building materials, colors,
etc., should NOT be considerations In this review.
