SUMMARY: The Bremerton Community Theatre, Inc. (BCT) leases the building at 599 Lebo
Boulevard. The current lease expires December 31,2012, however BCT is proposing an addition to
the building and desires to renegotiate the terms of the lease prior to constructing the improvement.
The proposed lease is for twenty years and will expire on December 31, 2028 unless otherwise
extended by mutual agreement.
ATTACHMENTS: Proposed lease
FISCAL IMPACTS (Include Budgeted Amount): There is no direct fiscal impact for this lease. In
exchange for the use of the building, the BCT will construct the addition, maintain and repair the
building and improvements, provide janitorial service, insurance and pay all utilities associated with
its use. The City also will receive use ofthe premises in accordance with the terms of the lease.

RECOMMENDED MOTION: Move to approve the lease agreement with the Bremerton
Community Theatre for the building and improvements located at 599 Lebo Boulevard and authorize
the Mayor to finalize and execute the lease with substantially the same terms and conditions as
presented.
