TO:

City Attorney
FROM:
Fire Chief~
245 4th Street Building
Michael D. McKinley,
SUBJECT:
In response to our conversation please find the conditions and timelines below as required under adopted
codes for the 2:45 4th S,treet building. Deputy Fire Marshal Rappfeye has spoken to the potenti~1 buyer
Mr. Michael L~e through a telephone call initiated by Mr. Lane. In that conversation Mr. LCfne was
informed of the conditions and options to vJ1ich he volunteered that his preference was to sprinkler the
entire building. His intent as stated that day was to start Vvith the basement upon securing the building
and progressively finishing the rest of the building in a tv.o year period. His expectations certainly meet
any and all code requirements as adopted by the City.
For the record these are the required modifications needed:
1. Basement jf occupied needs to be fire sprinklered
. .f
2. Creation of 1 hour corridors and completion of the fire detection and alarm system, on all floors
3. Protection of vertical opening to one-hour protection (stai~lIs and elevator openings) for smoke
management.
4. Completion of exit and emergency lighting
Timelines v.ould be:
Vvithin 6 months Numbers 1, 3, and 4
Vvithin 12 months ( construction starting) Numbers 2, to be completed Vvithin 18 months
If sprinkling in lieu of Number 2 then 24 months to completion.
Additionally there is the existence of an underground fuel tank formally used for the furnace. This tank is
located under the alley overhang in the building.
