A RESOLUTION APPROVING THE PRELIMINARY SYLVAN WAY SENIOR HOUSING
PLANNED UNIT DEVELOPMENT AND RELATED COMPREHENSIVE PLAN
AMENDMENT.
WHEREAS, The Illahee Group requested City Council approval
of a Planned Unit Development (PUD) for a 104-unit condominium
complex to be located north of Sylvan Way and west of Rickey
Road; and
WHEREAS, a public neighborhood meeting was conducted on
September 20, 1990 to solicit citizen input and was followed by a
Planning Commission public hearing on November 13, 1990, after
which the Commission recommended City Council approval of the
PUD, including a related Rezone and Comprehensive Plan Amendment;
and
WHEREAS, the Bremerton City Council, following its public
hearing on December 26, 1990, approved the PUD with conditions;
now therefore
BE IT RESOLVED BY THE BREMERTON CITY COUNCIL that the
Bremerton Comprehensive Plan Map is hereby amended to change a
ten-acre area, including the PUD site, the proposed site of the
new Mt. Zion Baptist Church, and Pinewood Manor, from
"RESIDENTIAL, 0-7 DU/Ac." to "RESIDENTIAL, 7-15 DU/Ac.", as shown
in Exhibit "A", which is attached hereto and incorporated herein;
and
BE IT FURTHER RESOLVED that the Preliminary Planned Unit
Development for the Sylvan Way Senior Housing complex is hereby
approved in the general configuration shown in Exhibit "B", which
is attached hereto and incorporated herein, with the following
conditions:

The PUD shall include a bus pull-off area for the
convenience of public transit users.
The PUD shall provide the minimum number of off-street
parking spaces required by the Bremerton Zoning
Ordinance, either on the PUD site or through a joint-use
parking agreement with Pinewood Manor and/or Mt. Zion
Baptist Church.
PASSED by the City Council of the City of Bremerton this
2nd day of January, 1991.
