~ ORDINANCE amending the use and Recordings-
area maps of Ordinance No. 1792
(Kitsap Lake Area)
THE CITY OF BREMERTON DOES ORDAIN:
SECTION 1: That the use and area maps of Ordinance No. 1792
be and hereby are amended in conformity with Title IV, Chapter I
thereof as follows:
Those properties described in Exhibit I attached
hereto and incorporated herein by reference.
be and the same are reclassified from Residential-One (R-l) to Business-
Two (B-2), subject to the following conditions:
1. New commercial construction and development shall be
required to receive site plan approval from the Bremerton
Planning Commission and City Council. This requirement
shall not apply to single-family residential or duplex
development or to additions to existing commercial buildings
which does not increase the cubical content by more than
twenty five (25%) percent.
2. All developments requiring the above site plan approval
shall in addition to the screening requirement of
Bremerton zoning and land use regulations, provide an
unbuilt-upon screening area of not less than 25 feet in
width where existing vegetation is maintained and augmented
with either additional planting or fencing to provide a
dense site-obscurring screen between the development site
and adjacent residentially zoned or used parcels.
3. Site planning for new development shall be reviewed par-
ticularly closely for design which will reduce traffic
congestion.
