ORDINANCE NO. ~ ~3
AN ORDINANCE amending the use and area maps
according to Ordinance No. 1792 (Conifer
Development, Inc. )
THE CITY OF BREMERTON DOES ORDAIN
SECTION 1. That the use and area maps of Ordinance No.
1792 be and hereby are amended in conformity with Title IV, Chapter
I thereof as follows:
SUBJECT PROPERTY: 3206 Pine Rd.
PARCEL A: Tract 13 Manette Villa Tracts, as per plat
recorded in Vol. 4 of Plats, Page 95, except the west
165 feet.
PARCEL B: West 165 feet of the north 60.03 feet of the
south 172.18 feet of Tract 13 Manette Villa Tracts as
per plat recorded in Vol. 4 of Plats, Page 95, records of
Kitsap Co., WA
be and the same hereby is reclassified from Residential-One (R-l)
to Residential-Two (R-2), subject to the following restrictions:
1. The site shall be developed essentially as shown in the
Brookside Park site plan marked "Exhibit A" and dated
May 25, 1977.
2. The easterly building setback shall be at least 90 feet.
No fill shall be placed in this easterly setback.
3. North and south setbacks shall be not less than 15 feet and
shall be left in their natural state or be relandscaped
4. Neither stream shall be disturbed except at the access
road crossing over the westerly stream. Such crossing
shall be subsequently relandscaped.
5. Removal of vegetation shall be limited to walkways, drives,
parking, building locations.
6. All storm drainage possible shall be removed via the storm
sewer in Pine Road. Other drainage shall be disposed of in
a manner approved by the City Engineer.
7. Fire hydrants to adequately serve the development shall be
placed as required by the Fire Department.
8. That screening without hazard to traffic be erected on the
South side of the entrance drive from Pine road to the
western light post at 3202 Pine Road.
