AN ORDINANCE amending the Official Zoning Map of the
City of Bremerton to correct an error in the application
of the Single-family (SF-2) zoning district to
Dockside on Kitsap Lake Subdivision.
WHEREAS, the City of Bremerton established a six-month
Correction of Errors process following the 1988 adoption of the new
Zoning Ordinance, to find and correct errors in the text and in the
application of zoning to specific properties or areas; and
WHEREAS, a representative of Dockside on Kitsap Lake
subdivision, within that six-month review period, requested a
review of the Single-family (SF-2) zoning that was applied to that
entire subdivision; and
WHEREAS, the Bremerton Zoning Review Committee, at its meeting
on March 28, 1989, reviewed the suspected error in accordance with
established zoning map review criteria, determined that an error
had occurred in including this subdivision in the SF-2 zoning
district, and made a recommendation to the City Council for the
correction of that error; and
WHEREAS, the Bremerton City Council conducted a public hearing
on April 19, 1989, to accept public comments pertaining to this
matter and to consider the Review Committee's recommendation; and
WHEREAS, the City Council agreed with the Zoning Review
Committee's conclusion that an error had occurred, and further
concluded that the SF-2 zoning resulted in 75 nonconforming lots,
the application of SF-2 setbacks to the smaller hillside lots are
causing serious obstacles to development, and the entire
subdivision should have been included in the SF-3 zoning district.
THE CITY OF BREMERTON DOES HEREBY ORDAIN
Section 1. The Official Zoning Map of the City of Bremerton
is hereby amended to correct the identified error by including the
entire Dockside on Kitsap Lake subdivison and eleven adjacent lots
in the Single-family (SF-3) zoning district, as illustrated in
Exhibit "A", which is attached hereto and incorporated herein.
