AN ORDINANCE amending the Official Zoning Map of the
City of Bremerton to correct an error in the application of the
General Business (GB) zoning district in the vicinity of Ivy Road
and Maple Avenue. (Dean Gehring Zoning Review)
WHEREAS, the City of Bremerton established a six-month
Correction of Errors process following the 1988 adoption of the new
Zoning Ordinance, to find and correct errors in the text and in the
application of zoning to specific properties or areas; and
WHEREAS, a possible error in the application of the General
Business (GB) zoning district was discovered by City staff during
the processing of Mr. Gehring's subdivision which fronts on Maple
Avenue and is described by the County Assessor as lot 012401-2-132;
and
WHEREAS, the Bremerton Zoning Review Committee, at its meeting
of November 29, 1988, reviewed the suspected error on both the
Gehring property and on the immediately surrounding neighborhood
in accordance with established zoning map review criteria,
determined that an error had occurred in the application of the GB
zone to ten (10) lots, and made a recommendation to the City
Council for the correction of that error; and
WHEREAS, the Bremerton City Council conducted a public hearing
on March 1, 1989, to accept public comments and to consider the
Zoning Review Committee's recommendation; and
WHEREAS, the City Council agreed with the Zoning Review
Committee's conclusions that an error had occurred in the
application of the GB zone, and that the zoning of the ten affected
residential properties should be corrected to best reflect the
actual use of the properties and to protect the residential
neighborhood from commercial encroachment; now, therefore
THE CITY OF BREMERTON DOES HEREBY ORDAIN
Section 1. The Official Zoning Map of the City of Bremerton
is hereby amended to correct the identified error by including the
ten lots described in Exhibit "A", which is attached hereto and
incorporated herein, in the Duplex Residential (DR) zoning
district, as also illustrated in Exhibit "A".
