The proposed rezone would be consistent with adjacent businesses in the area. The subject site is adjacent to the existing Kentucky Fried Chicken (to the East) and across the street from an existing auto sales (to the South). Several other businesses are located within 250 feet of the site. %t would appear that this rezone would not set a precedence for commercial expansion into the residential area to the West. The nature of the dead-end street (Burwell Place to the West) and~design of traffic circulation would most likely discourage further high volume traffic and business uses to · the West. 4. The proposed rezone would provide more intense use of the subject property while being compatible with the adjacent property to the East (zoned C). 5 The existing infrastructure and utilities which serve the subject site are capable of supporting urban levels of =~rv_i_ce~~ for example, there are existing water and sewer .acilities serving the site; Burwell Place is a paved 2-way street improved and maintained to City standards. 6.. Burwell Place would most likely accommodate any additional ~.raffic which would be generated from a B-2 at the subject aite. 7. Tke Planning staff has no objections to the proposed rezone to B-2. 840824006! 9[318 91.
