Manufacturing-type developments have located in the surrounding area within the last 10 to 15 years and encroached on the remaining reSidential dwellings. The rezone should be conditioned on the commitment of the provision of adequate community facilities, provided by the developer, to include additional right-of-way and roadway improvements to the right-of-way to be used as access to the subject site and sewer system improvements, as specified by the City Engineer, and fire hydrants or other community fire protection facilities specified by the F~re Department.
