- AN ORDINANCE amending the use and area maps of
Ordinance 1792 upon application of rezone from R-1 to
B-2 and subject to various requirements and other
applicable laws and regulations. (Steve Ahlstrom at
Hemlock Street.)
WHEREAS, the City Council of the City of Bremerton has heard
testimony on the rezone of the property containing portions of
lots 169, 170 and 171 of the First Addition to Sheridan Park,
abutting the southeasterly half of Hemlock Street lying easterly
of Warren Avenue, Bremerton, Washington, and has reviewed the
record of the Bremerton Planning Commission; and
WHEREAS, The City Council has adopted the findings of the
Planning Commission;
NOW THEREFORE, THE CITY OF BREMERTON DOES HEREBY ORDAIN:
SECTION 1: That the use and area maps of Ordinance No.
1792, are hereby amended in conformity with Title IV, Chapter 1
thereof, as follows:
Subject Prope~t_y:
That portion of Lots 169, 170 and 171 of the First
Addition to Sheridan Park as recorded in Volume 8 of
Plats, Page 23-25 records of Kitsap County, Washington,
and the Hemlock Street Vacation described as follows:
Beginning at the Northeast corner of said Lot 170,
thence South 45° 13' 32" West 68.59 feet; thence South
13° 06' 36" West 12.32 feet; thence along a curve to
the left, having a radius of 17.50 feet and a central
angle of 57° 57' 30", an arc distance of 17.70 feet to
the right-of-way of John Street; thence along said
John Street right-of-way North 44° 50' 54" West 48.62
feet to the new Warren Avenue Bridge right-of-way;
thence along said Bridge right-of-way North 13~ 06' 36"
East 102.64 feet to the right-of-way of Hemlock Street;
thence along said Hemlock Street right-of-way and a
curve to the right, having a point of radius South
43~ 05' 08" West 553.56 feet and a central angle of
2~ 08' 24", an arc distance of 20.68 feet; thence
continuing along said right-of-way South 44~ 46' 28"
East 61.13 feet to the point of beginning.
Parcel 1:
The northeasterly half of Hemlock Street lying easterly
of the Warren Avenue Bridge Right of Way (SR303) and
abutting lots 156 and 157 of the First Addition to
Sheridan Park, recorded in Volume 8 of plats Page 23,
Kitsap County, Washington.
Parcel 2:
The southeasterly half of Hemlock Street lying
easterly of the Warren Avenue Bridge Right of Way
(SR303) and abutting lots 170 and 171 of the First
Addition to Sheridan Park, recorded in Volume 8 of
plats Page 23, Kitsap County, Washington.
BE AND THE SAME HEREBY is reclassified from Residential
District One (R-I) to Business District Two (B-2) subject to the
following conditions as set forth in Section.2:

SECTION 2: That the following requirements and other
applicable laws and regulations shall apply to the property
rezoned by this Ordinance and Ordinance No. 1792:
SPECIFIC CONDITIONS:
1. That access to the site be limited to Wheaton Way
with no access from Hemlock or John Streets.
2. That those portions of the involved parcel that
abut residential properties be appropriately buffered
subject to approval of the Director of Community
Development.
3. That prior to construction, the applicant submit a
storm water plan to the City Engineering Department for
review and approval and construct a storm water system
in accordance with the approved plan.
