AN ORDINANCE amending the Official Zoning Map of the City of
Bremerton to conform to the 1999 amendment to the Bremerton
Comprehensive Plan and Map.
WHEREAS, the City of Bremerton has adopted Ordinance No. 417D 7 ,
containing the 1999 amendment to the Comprehensive Plan and Map; and
WHEREAS, the 1999 amendment changes the Comprehensive Plan Map
designations for several parcels as set forth in this Ordinance; and
WHEREAS, RCW Chapter 36.70A requires that development regulations be
consistent with the Comprehensive Plan and Map; and
WHEREAS, the City has received Zoning Map amendment applications that
will confom-~ to and implement the Comprehensive Plan and which are
described as follows:
WHEREAS, the proposed zoning map designations are permitted outright
under the new Comprehensive Plan designations for the subject properties; and
WHEREAS, the proposed zoning map designations will accommodate needed
changes in the vicinity, and
WHEREAS, the proposed zoning map designations will benefit the City of
Bremerton; and
WHEREAS, all essential p~ablic facilities are available and adequate; and
WHEREAS, the rezoning will not create spot zones, now therefore,
THE CITY OF BREMERTON DOES ORDAIN:
Section 1: that the Official Zoning Map be amended to change a portion of
the Map from "Multi-Family Residential" (MF) to "General Business" (GB).
Said Map Amendment affects property situated between Wheaton Way and
Hemlock Street north of Callahan Drive. Specifically the property involved lies
in the Northwest 1/4 of Section 12, Township 24 North, Range 01 East, W.M.

and indudes parcels found in the Plat of First Addition To Sheridan Park -
Plat Number 3965, Block 000, lots 158-00, 159-00 and 160-00. Said map
amendment is depicted in Exhibit B rifled "Jones-2711 Wheaton Way, 2828 &
3221 Hemlock Street," attached and incorporated herein; and
Section 2: that the Official Zoning Map be amended to change a portion of
the Map from "Multi-Family Residential" (MF) to "Health Care" (HC). Said
Map Amendment affects the property situated in the northeast comer of
Hemlock Street and Callahan Drive. Specifically, the property involved lies in
the Northwest 1/4 of Section 12, Township 24 North, Range 01 East, W.M.,
and is described as Lot 164-00, Block 000, of the Plat of the First Addition To
Sheridan Park, Plat Number 3965. Said map amendment is depicted in
Exhibit C rifled "Aflatooni-804 Callahan Drive & 2802 Hemlock Street
(Duplex at NE Comer)," attached and incorporated herein; and
Section 3: that the Official Zoning Map be amended to change a portion of
the Map from "Shopping Center" (SC) to "General Business" (GB) and
"Multi-Family" (MF) to "General Business" (GB). Said Map Amendment
affects property lying adjacent to Wheaton Way, Riddell Road and Almira
Drive. Specifically, the property involved lies in the Northwest ¼ of Section 1,
Township 24 North, Range 01 East, W.M. and involves tax parcel 122 which
lies in the southeast comer of the intersection of Wheaton Way and Riddell
Road and the north thirteen (13) acres of tax parcel number 154 which is
situated in the southwest comer of the intersection of Riddell Road and Almira
Drive. Said map amendment is depicted in Exhibit D tiffed "Merit Company-
Riddell Road, West of Almira Drive, 4220 Wheaton Way," attached and
incorporated herein; and
Section 4: The effective date of this Ordinance shall be ten (10) days from
the date of passage and publication by the Mayor and City Council.
