Due to apartment construction already in the area and future proposed construction this is a high density amea, and any further intensive development would add to the density and congestion; property can be developed under R-1 zoning. 2. Also, due to the unusual shape of the propemty proposed development does not allow for good l-~fic flow or a good relation- ship between units and open spaces. PMDPONENTS Larr7 Har~en, representing Patsy Walker, stated density would not be higher than what already would be allowed under present zonings. Stating the a~ea provides excellent services for a multi-unit development and plenty of parking ~s p~ovided. Stated changes have been made to improve the site plan, and they have allowed for set back of parking area in order to avoide distul-bing resident. OPPONENTS Robert Huggins, 1188 Walnut, stated the new site plan is an improvement, and the Planning Co~nission should have a chance to review it and make new reccm~endations although their reasons for denial were not totally due to the poop site plan. Stated the existing site plan should be more detailed to show screenir~q. Stated the properi7 would be developed under R-1 zoning and is very suitable for single family residences; that sur~oundlng homes have been r~eled and improved on Walnut Street. Stated they would prefer th~ee-bed~ocm duplexes which would be allowed under present ?~ning because this Would not detract from the neighboP~od as w~uld t~e proposed develop- ment.
