ACTION: VARIANCE REQUEST (Sec. 404, Rear Yard setback in R-l Zone) SPONSOR: MESTER BLDRS. 4765 Hwy. 303 Bremerton, WA 98310 LOCATION: 1054 Callahan Lot 1, Blk. 11, 3rd Addn. to Sheridan Park After a duly and regularly held hearing before the Bremerton City Planning ConEission on October 15, 1975, after careful consideration of all material included in the file or presented at the hearing on said Variance request, the Planning Commission finds the following facts: FINDINGS OF FACT 1. The proposed site is approx. 59' x 100+', which is sufficient square footage to allow construction of a duplex. 2. Variance of rear yard setback is requested to allow construction of a one-story duplex, rather than a two-story duplex to fit yard require- ments. 3. Applicant states a two-story building to fit yard requirements would cut"-off view of adj oining property owners and would not improve the looks of the area. 4. City Departments contacted had no objections to the variance. 5. The abutting property owners voiced no objections to the variance. CONCLUSIONS NOW, THEREFORE, the Planning Commission concludes that the granting of a variance of the rear yard setback, Sec. 404, Zoning Ord. #1792, as amended is proper as: 1. The granting of such variance will not be materially detrimental to the public welfare, or injurious to the property or improvements in the vicinity and zone in which the property is located. The Planning Commission hereby approves the granting of a variance of Sec. 404, in accordance with the authority granted by Sec. 1308.4 of Zoning Ordinance #1792, as amended.
