At your request I visited your duplex at 910 Callahan Dr, Bremerion, WA for the
purpose of assessing the damage and providing recommendations for restoration, I
understand that the damage was caused by a driverless dump truck that headed west

inspection I looked at all or the rooms in the first and second floors and the exterior- of

Dear Mr. Carter,
It appears tl-k:lt your duplex was originally constructed 8S a two-story split level entry
single family residence of wood frame construction, The duplex was formed by infil!ing
the garage door (in the southwest corner) and blocking the interior stairway between
the first and second floors.
The exterior finis:.., is lap siding on the frorit side and T 111 plyvvood on the olhGr three.<
sides. On th(-:J sl~cond floor the living room and front two bedrooms cantilever"

Any walls or ceilings with cracked gypsum wallboard joints will need to be stripped of
wallboard and inspected to be suro that no da/T1age was done to plumbing or wiring in
the walls and the ceiling, This will need to be done on the first and second floors Prior
to installing new wallboard the plumbness of affected walls needs to be checked and
corrected if found to be out of plumb.
The fireplace sustained sorne cracking. Any broken brick needs to be replaced and a/I
cracked joints need to be tuck pointed. The electrical pane! should be replaced unless
an electrician can certify that the panel and all of its components still meet the
requirements of all of the Underwriter's Laboratory listings. All wiring insulation in
damaged parts of the house needs to be inspected to insure that the insulation is
completely intact. Damaged lengths of wire will neod to be replaced
In my opinion, your duplex can be fully restored to the condition it was in before the
collision and this restoration can be done at a lowe, cost than demolishing and
rebuilding the building Part of the restoration should include a letter of inspection by a
profession31 engineer or architect certifying that the condition of the repaired house
equals or exceeds its condition prior to the collision. This letter will be useful for

Dear Mr. C8rter,
At your request I visited your duplex at 910 Callahan Dr) Bremertotl, WA for the
purpose of assessing the d8mage and providing recommendations for restoration. I
understand that the damage was caused by a driverless dump truck that headed west
down Call2lllan Dr arKJ sides\oviped the ::;uuthw8st cornejO of Ule duplex. For my
inspection I looked at all of the rooms in the first and second floors alld the exterior of
the tiouse.
It appears tl-lat your' duplex was originally constructed 8S a two.story split level entry
single family residence of wood frame construction. The duplex was formed by infil!ing
the garage door (in the southwest corner) and blocking the interior stairvvay between
the first and second fl00(S,

The extel-ior finish is rap siding on tile fror,t side and T 111 plyvvood on the ottlGr threo
sides. On tile s(~cond floor the living room and front two bedrooms cantilever
approxim2t8!y two feet beyond the f:rst floor 'Na1Is. The roof rl8S approximately a 3 in
12 slupe ~ie roof with compositJon shingles.
The m05t Iloticesblu dorr:age was in the souHlwest corne~ of the '.Iouse. Tho IO'N8r and
upper sections of the south wall at the west end were destroyed. The souttlem end of
the west wall was peeled back and the south end of the floor joists were broken. The'
~Iectrical panel is no langeI' a.ttachGd to the wall. The southwest CGrner of tho roof
sustained some dam8g8 also. .------- - .-

On the surface the rf1sl of the house appeared to Ilave relatively minor damage
Howev0rJ the gypsum w811board did sustain crack damage, particularly on the soulh
half and west end. This cracking indicates that ltle wallboard sheer values have been
compromised by elongating nail holes.
The following work needs to be done to restore the house to its original pre-collision
condition. The first floor' wall sections that were destroyed or damaged need to be

Any walls or ceilings with cracked gypsum wallboard joints wil! need to be stripped of
wallboard and inspected to be sura that no darnage was dOlle to plumbing or wiring in
the walls and the ceiling, This will need to be done on the first and second floors, Prior
to installing flew wallboard the plumbness of affected walls needs to be checked and
corrected if found to be out of plumb.
The fireplace sustained sorne cracking, Any broken brick needs to be replaced and all
cracked joints need to be tuck pointed. The electrical panel should be replaced unless
an electrician can certify that the panel and all of its components stil! meet the
requirements of all of the Underwriter's Laboratory listings, All wiring insulation in
damaged parts of the house needs to be inspected to insure that the insulation is
completely intact. Damaged lengths of wire will nGod to be replaced

In my opinion, your duplex can be futly restored to the condition it was in before the
collision and this restoration can be done at a lower cost than demolishing and
rebuilding the building Part of the restoration should include a letter of inspection by a
professional engineer or 81-chitect certifying that the condition of the repaired house
equals or exce~eds its condition prior to the collision, This letter will be useful for
present and futui'(:) !il()!"tgage companies in assessing the value Of the property
