regarding approaching traffic traveling southeast on Tracyton Beach Road and
turning onto Sheridan Road; 2. lower entrance to parking area would be too steep
unless extensive grading is done; 3. Many parking spaces lack backing and turning
room; 4. circulation space between the two northern buildings is completely
insufftcient; 5. Hazard to pedestrians is posed by encircling buildings with
parking; 6. Tennis courts are not developed to scale and doing so would eliminate
parking stalls. Mr. Plescher also recommended negative declaration so detailed
EIS is not required.

situation.
It was brought out that the site plan would be evaluated again at the Building
Department Stage at which time minor difficulties can be worked out.

parking stalls and parking stalls could be removed to meet some of the concerns.
Mr. Wowaras indicated that the tennis courts could be limited to two courts
instead of three or relocated. Mr. Wowaras stated access could be relocated.
Patrick Carey, 109 Viola, stated the access shown on the site plan will create
a dangerous sitation.
Sgt. Gingrey, Traffic Division, upon question of Commissioner Schoneman, indicated
he could not recall any accidents at this intersection.
Mr. Carey noted that the city is acquiring property across the street along the
beach for scenic drive and he was concerned that the right-of-way was so close
to the building structure, that the City might not be able to later make a
walkway on this side of the street, Commissioner Schoneman stated that the
walkway would be on the other side of the street along the beach.
